Dunkin' Donuts Heading to Belmont's Concord Ave.

Third franchise will be partnership with owner of town's other shops and the store's owner from Cambridge.

The owner of Belmont's two Dunkin' Donuts stores will be partnering with the owner of a Cambridge Dunkin's to bring the coffee shop to the new strip mall at the former Murray Sandler Skate shop at the intersection of Concord Avenue and Bright Road.

Initial plans call for a store to be located next to the soon-to-be-opened East Boston Savings Bank branch, according to a short conversation with Brandon Woolkalis, a veteran general manager of franchises in Cambridge and a Sergeant on the Cambridge Police Department. 

Woolkalis or his representatives have yet to submit documentation to the town's Planning Division to highlight his plans and to start the town's review of the operation. 

This past fall, a pair of Belmont residents submitted a proposal to the town to establish a "burger joint" at the site but the likelihood that nearby residents would express serious concerns of cooking odors from the 45-seat restaurant led to the partners to shelf their plans.

According to sources, Woolkalis – who will own the shop – is partnering with David Carvalho, the CEO of Riverside Management Group, which runs the two Dunkin' restaurants in Belmont on 52 Church St. in Waverley Square and 353 Trapelo Rd. in Central Square.

Riverside also manages five Dunkin Donuts franchises in Watertown, eight in Cambridge and one in Newton. Woolkalis is the owner of a franchise on Massachusetts Avenue in North Cambridge near the Marino Health Center.

Because the store is a franchise, it will be able to adjust corporate policy to "fit" the community, according to sources, which noted that the prospective owner has met with residents in the adjacent area about his plans.

As with many retail operations, parking and traffic will be issues the applicant will answer before a likely visit with the town's Planning Board in the spring.

Just what Belmont needs, a Dunkin Donuts one mile away (and in a straight line no less!) from their Fresh Pond competitor - wait for it - Dunkin Donuts! Can life get ANY BETTER! Yes it ca, because it's next door to yet another - wait for it - Bank!

I like Dunkin Donuts. It will be nice to have one within walking distance.

The same people that want expensive, new Town buildings and infrastructure can't whine about banks and coffee chains that pay taxes, employee people and generally keep their properties well-maintained. PILOT payments from university and school landowners won't fund these improvements.
