Woodfall Road Parcel Decision Set for Dec. 2

Woodfall could became a windfall for Belmont as it prepares for another budget season.

The Belmont Board of Selectmen will decide which of two development teams will be designated to develop what has become known as the Woodfall Road Parcel on the Monday after Thanksgiving in what could be a nice monetary windfall for the town as it begins another tight budget season.

Belmont Town Administrator David Kale informed the board at its Monday, Nov. 18 meeting that the town had finished interviewing representatives of the Burlington-based Northland Residential Corp. and Common Street resident Jeff Nadherny's  Greenbrooks Development and will present its finding to the three-member board.

Kale expects the board to designate one of the teams as the developer of the 5.4 acre site located near the Belmont Country Club on the west end of Belmont Hill at its next meeting on Monday, Dec. 2.

Both teams want to build four upscale single-family homes (in the range of 2,500 square feet and 3,500 square feet) on what is now town-owned land.

Where the two teams differ is on the price they are willing to pay for the privilege of building on partial wetland with overgrown vegetation and road waste: Nadherny's Greenbrooks Development is willing to pay $2.2 million for the undeveloped land, nearly three times Northland's bid of $750,000. 

The one beneficiary of the sale will be the town of Belmont which will reap the sale price and fees to build on the site.
