When you're shopping quotes from lenders, beware of points that they'll try to impose on your refi. Each point is a fee of 1% on the amount you borrow. I worked with "123 Refinance" search online for them. I would strongly recommend them since they got me 3.24% rate on my mortgage refinance.   more ›

Belmont House Sales Take a Tumble; Prices Stable

Sale for single families slowed in first half of the year compared to last year. Condos lag.

Home sales in Belmont took a steep tumble in the number of single families sold in June of this year compared to the year before, according to the latest report by The Warren Group, publisher of Banker & Tradesman, the real estate and banking trade newspaper and website. Only 17 single family homes sold in June at the height of the spring selling season compared with 31 in 2010. Total sales for the first half of this year saw 10 fewer homes sold than sales in 2010; 69 to 79. The one upside: median sale prices for single families are hanging tough. Median price this June was $730,000 compared to $700,000 last June. And year-to-date prices through the first half shows some strength in Belmont; $710,000 in 2011 vs. $686,000.   Condos sales …

Belmont Homes Bucks State Price, Sales Trends

Local single-family median prices up two percent for year, state falls two percent.

While May home sales across the state dropped more than 25 percent from the prior year, single-family homes in Belmont nearly doubled, according to the latest report by The Warren Group, publisher of Banker & Tradesman.  While 13 homes sold last May, 24 were bought last month, up 85 percent, according the century-old banking and real estate newspaper.  In contrast, a total of 3,263 single-family homes sold in the Bay State in May, down from 4,375 sales in May 2010. Year-over-year sales have decreased for four straight months.   And for sales year-to-date, Belmont has seen a eight percent increase over the same period in 2010, as 52 homes have been sold since January as opposed to 48 in the first five months last year.
