Belmont Follows National Lead in Housing Jump

It's early but sales in Town of Homes shows a steady increase from the previous year.

The good news being heard about US home sales reported over the past week is showing up in Belmont as the Town of Homes joins in the up-turn on sales of residential real estate. According to the Warren Group, the publisher of Banker & Tradesman, its housing data showed single-family home sales in Massachusetts rose more than 10 percent in January to reach its highest level since 2007. And Belmont followed suit as residential sales jumped by 12.5 percent for the same month a year ago, although the sample size is quite small as one more single-family home was sold, nine, this January than the same month last year. While the median price of single family homes rose statewide, it dipped by 1.32 percent in Belmont, falling by $10,000 to $750,…

Report: Home Sales Down in Dec.

The Warren Group reported its statewide figures this week.

  After finding year-over-year increases from July through November, Massachusetts saw a 5 percent drop in single-family home sales, according to a report by The Warren Group. Dec. 2010 saw 3,558 homes sold in the state, compared to 3,380 in Dec. 2011, the article reports. Additionally, home sales for all of 2011 totaled 38,994, down from 2010’s number of 41,389 sales. Warren Group CEO Timothy M. Warren Jr. is quoted in the article as saying that the numbers are “disheartening,” but that they are also compared to an especially strong sales month in Dec. 2010. Realtor Elaine Hoff of Wilmington-based REMAX/Encore told Patch that MLS research for Middlesex County shows that the average sales price of $464,753 is down 5.2 percent from the same…

November Home Sales Increase in 2011

Trade groups report real estate growth.

According to The Warren Group's latest findings, single-family home sales increased 13 percent in Massachusetts when comparing Nov. 2011 with Nov. 2010. Sales increased year over year from 2,875 to 3,253. The Nov. 2011 numbers are also reportedly better than those in 2007 and 2008, the group wrote. "Like the rest of the state, fourth quarter sales in Belmont were very strong," said Anne Mahon, a sales associate with Century 21 Adams in Arlington. "Belmont typically has 150 single family sales (annually) plus/minus 7 percent," she said, pointing out that in 2011, 148 homes sold as opposed to 144 the year before. When you're shopping quotes from lenders, beware of points that they'll try to impose on your refi. Each point is a fee of 1% on the amount you borrow. I worked with "123 Refinance" search online for them. I would strongly recommend them since they got me 3.24% rate on my mortgage refinance.   more ›
